All you really need is land to put your club on.  It has to be rated appropriately (Adult).  If you buy or rent on a private estate, you'll need to be sure that the estate's covenant allows your kind of commercial activity. How much land?  That depends on how big you want your club to be and how many prims you think you'll need.

Everything else is up to you.  Some rentable parcels already have buildings that you can use.  If not, you can buy a building that someone else has made as a pre-fab, and you can buy all of the decorations, furniture, games, poles, tip jars, etc. too. They are all over the place on Marketplace and in world.  Or you can start from scratch and make everything yourself.

The only advice I would offer is very general.  Clubs very rarely make much money in SL, so treat yours as a way to have fun and not lose more than you can afford to.   Don't sink more cash into land, buildings, and equipment than you really need to.  Emphasize making the place attractive and welcoming.  And have fun.

You can build your club from scratch, or you can hire someone to do it for you, or you can buy a prefab club and put it on your land.  This last choice is the quickest and easiest, but from your post, I think you realize the value of having a place that looks attractive and original.  Most prefabs will probably not do that for you.

How much land you need will vary, depending on the size club you want.  Visit a lot of clubs, and make note of what they've done, how large their land parcel is, and so on.

Building a club, and then running it, is a labor of love.  You are probably not going to make money at this, so approach it with the attitude that you're going to have fun, and enjoy making something that other people will hopefully find as cool as you do.

Another thing you might do before starting on a project like this is work in a club yourself...as a dancer at first, and then, if you can, as a club manager.  This will teach you what's involved better than any advice you can get here.
